As Asset Manager at Rockfield you are responsible for maximizing the value and performance of a portfolio of living assets across the Netherlands. You act as the bridge between investment strategy and operational execution, ensuring assets meet financial targets while aligning with market dynamics and tenant demand. While your primary focus is financial and strategic, you maintain oversight of asset condition and long-term maintenance planning, coordinate CAPEX initiatives, and ensure the right balance between cost control, asset quality, and value creation in close collaboration with Property and Technical Management.
Property performance and strategy
- Develop and maintain asset-level business plans in close collaboration with portfolio management and the Head of Asset Management, and review and update them regularly to take account of changing market conditions, asset performance and strategic priorities.
- Conduct performance reviews across the entire portfolio, identify the causes of underperformance and recommend tactical measures.
- Shares regular feedback from the operational portfolio with the acquisition teams regarding various underwriting and due diligence activities.
- Ensures compliance with health and safety standards, ESG standards and regulatory standards.
- Identifies opportunities for adding value and encourages their implementation.
- Carries out hold/sell analyses and supports investment decisions.
- Ensures that commercial pricing decisions are accurately reflected in the operational systems across the entire portfolio.
Financial and operational supervision and reporting.
- Monitor the monthly and quarterly reporting on property assets.
- Work with the finance department to ensure the accuracy of the data.
- Monitoring and analysing operational and financial performance (occupancy rate, AMR, NOI, margins).
- Compare the performance of property assets against internal targets and external comparable properties.
- Identify and mitigate operational and financial risks.
- Ensuring the smooth integration of newly acquired properties.

- Keeping up with trends in the Dutch residential and student accommodation market.
- Carry out rent benchmarking and competitive analyses.
Gain an understanding of regulatory frameworks (e.g. rent control, ESG, housing policy).
ESG & Sustainability
- Leading ESG initiatives (energy efficiency, certifications, social impact).
- Experience with BREEAM, CRREM and GRESB is a plus.
- Ensuring compliance with Dutch and EU sustainability regulations.
- Integrating ESG into property business plans.
Stakeholder Coordination
- Act as the main point of contact between internal departments and external partners.
- Promoting cross-functional collaboration.
- Representing asset management on internal committees and during investment reviews.
Requirements: experience and skills
- 5 years of experience in real estate asset management or investment management.
- Extensive experience in the housing and residential sector, preferably including PBSA.
- In-depth knowledge of financial modelling and property KPIs.
- Experience of working with property owners and property managers.
- Knowledge of Dutch rental regulation (Woningwaarderingsstelsel).
- Experience with value-add or repositioning strategies.
Education
- A bachelor’s or master’s degree in property, finance, economics or a related field.
Technical Skills
- Advanced Excel, financial analysis and PowerBI.
- Knowledge of valuation methods (DCF, yield analysis).
- Familiarity with reporting tools and property management systems.
Soft skills
- Be able to work independently and require only minimal supervision.
- Excellent verbal and written communications skills.
- Excellent interpersonal skills.
