Madrid, 29 July 2025 – Rockfield has completed the acquisition of two prime locations in Madrid for the development of purpose-built student accommodation (PBSA), with a total capacity of over 300 beds.
Two new developments in sought-after neighbourhoods of Madrid
The first project will be located in the prestigious Avenida de América neighbourhood, one of Madrid’s most sought-after residential areas, close to several leading academic institutions. The second project will be located within the M-30 ring road, in the strategic Chamartín neighbourhood, an area known for its excellent transport links and proximity to universities and research centres.
Sustainable student housing, opening in 2027
Both projects are currently under development and are scheduled to open in the 2027 academic year. The apartments will meet advanced sustainability standards and feature contemporary architectural design, aiming for the highest energy efficiency certifications. They will also offer a wide range of amenities designed to enhance the student living experience.
‘We remain fully committed to providing the best student accommodation in easily accessible, high-quality locations.’

Director of Investments and Development for Southern Europe at Rockfield
Rockfield strengthens position in Spanish student accommodation market
With this expansion, Rockfield strengthens its position as a leading player in the residential sector in Spain, where it offers high-quality accommodation in prime city locations. Madrid, home to more than 300,000 students, continues to show strong structural demand for student accommodation.
These transactions are in line with the company’s strategic roadmap, which focuses on addressing imbalances between supply and demand in key urban centres.
