Location and area

The Terrassa project is located in the vibrant metropolitan region of Barcelona, in the city of Terrassa – a growing student city with a lively university atmosphere and excellent connections to Barcelona (25 km away). The city is home to several educational institutions, including the Universitat Politècnica de Catalunya, and has a growing demand for high-quality student accommodation.
With its location in a dynamic, up-and-coming part of Catalonia, Terrassa offers an attractive combination of accessibility, urban amenities and a young, international population. Unlike large cities such as Barcelona or Madrid, the supply of modern PBSA (Purpose Built Student Accommodation) is still limited here, which gives the project additional strategic value.

Apartments

The complex consists of 358 units with a total of 369 beds, divided into standard studios and twin rooms with private bathrooms. The average studio is 18.1 m² in size. All apartments are fully furnished and delivered with their own kitchen, bathroom and furniture, tailored to the needs of students.
Rents are around €884 per month (on average), with variations between academic years and summer. Thanks to its strong price-quality ratio, Terrassa offers an attractive alternative for students who want to study or work in the region.

Sustainability

Although the project’s energy label is still to be finalised, sustainability is an essential part of the strategy. The building will be delivered in accordance with the latest energy performance standards and will contribute to Rockfield’s ambitions in terms of CO₂ reduction and ESG compliance. The operation is in line with Rockfield’s Net Zero strategy and long-term objectives according to CRREM.
The expected energy efficiency and future-proof design make this a solid ESG investment in line with the objectives of Rockfield and its funds.

Living concept

Terrassa will be operated under a full-service residential concept aimed at students and young professionals. The operator offers a comprehensive package of services, including security, community events, cleaning services and maintenance.
Common facilities include study areas, relaxation zones, a laundry room and bicycle storage. In addition, there are 37 parking spaces available.
The focus is on creating a safe, comfortable and social living environment where international students immediately feel at home.
