Location & area

BlueGate is located in the German university city of Aachen, situated at the border triangle of the Netherlands, Belgium and Germany. The city has over 50,000 students thanks to renowned educational institutions such as RWTH Aachen University and FH Aachen. These institutions ensure a constant demand for high-quality, modern student accommodation.
With its location a short distance from the Netherlands (30 minutes from Maastricht) and in an international academic environment, BlueGate is a strategically located investment. In Aachen, the supply of newly built student units is still limited, which makes this project particularly relevant in the growing PBSA segment.

Apartments

The complex comprises 300 apartments. All apartments are equipped with their own sanitary facilities and kitchen facilities, and are delivered fully furnished. The average unit size is approximately 20 to 24 m², depending on the room type.

Sustainability

BlueGate has been designed with sustainability in mind. The project is expected to be completed with an energy performance certificate of A or higher. The development is in line with Rockfield’s ESG strategy and complies with the CRREM guidelines for CO₂ reduction.
The project contributes to the Net Zero objectives of the DULV fund, which focuses on investments in sustainable, future-proof residential concepts in urban areas.

Living concept

BlueGate is operated under a full-service living concept, specifically tailored to the wishes and lifestyle of students. The building offers tenants various facilities that contribute to a comfortable and safe living environment. These include common study areas where students can work in peace, lounge and relaxation areas for social interaction and moments of relaxation, and modern laundry facilities that make everyday life easier. In addition, there is plenty of space for bicycles and the complex is professionally managed with attention to security and daily maintenance.

The residential concept focuses on creating an inclusive and close-knit community in which (inter)national students immediately feel at home. The combination of privacy in one’s own apartment and ample opportunity to meet and collaborate in the shared areas ensures a balanced and pleasant living experience.
